Pricing and Policies Information:
Our goal is to ensure all our guests enjoy their stay at The Gables Inn. We ask that you please read the following pricing and policies. These apply to all guests. All pricing and policies are subject to change without notice!
Reserve a Room:
*All room rates are based on single/double occupancy.
*Save when you pay your balance due in cash! Just pay your balance due in cash at check-in and receive the cash discount price for your room. It’s that simple. (2-night min for cash price and booked on the company’s web site)
*With each overnight stay, a full breakfast is included.
*All packages are designed for two adults. Our property was designed with adults in mind.
*Attractions/Spas are provided by outside companies that we do not control, therefore, we reserve the right to change or substitute attractions/spas. Spa services are not available for women who are pregnant or if you have certain medical conditions (call for more details).
*An Advance-deposit equal to a one night stay plus tax will be charged to your credit card per room at the time your reservation is made.
*The deposit will be deducted from your total bill with the balance due upon arrival.
*Your confirmation/invoice will reflect the regular price. Your credit card will be charged a deposit equal to a one-night stay plus tax per room which is applied to your balance due. To receive the cash discount, pay your balance due at check-in with cash or money order.
*Full payment for the entire room or room package is due upon arrival at check-in.
*No refunds for unused portions of the package, early departures.
*Rates are subject to change without notice and do not include sales tax.
*All discounts listed on the company’s web site (gablesn.com) are for bookings made on that web site, please keep in mind only one discount per reservation. Any booking made on any other web site or booking sites does not qualify for discounts.
Method of Payment:
*To reserve a room/room package you must have a valid credit card (Visa, MasterCard, American Express, or Discover Card) in the name of one of the two persons staying overnight at the inn. No third-party credit cards will be accepted.
*Balance due payable by above name Credit Cards, Cash, or Money Order.
*Sorry, but no personal/business checks or travel checks accepted!
*We may from time to time pre-authorize credit cards.
A two-night minimum stay is required on weekends. Friday & Saturday must be booked together! Sorry, but we do not offer check-ins or check-outs on Saturday. Holidays and special events may require a 3-night minimum.
Although we sympathize with your situation, The Gables Inn Bed & Breakfast cannot take responsibility for changes to your reservation due to inclement weather, unforeseen changes to your travel plans, personal sickness, injury, family sickness, acts of God and force majeure, or other emergencies. That is why we highly encourage guests to consider purchasing trip insurance to protect your vacation investment against unforeseen emergencies, illness, acts of God and force majeure, etc. that may arise that would impede your travel plans. Cancellation/No Show Policy:
We understand circumstances arise requiring the cancellation of a reservation however when you reserve a room with us, your room is held exclusively for you, and will not be sold to anyone else. We decline any other requests for your room. Unlike hotels, we do not overbook. As small business cancellations have a significant effect on us, the services we can provide, and the prices we charge.
If circumstances arise that you must cancel your room and/or package please note the following:
- Guests must cancel at least 8 days or more before your arrival date to receive a full refund less a $50 processing fee.
- Cancellations made 7 days or less before your arrival date will result in the forfeiture of your advance deposit plus balance due.
- Changes to reservations are the same as a cancellation.
- Cancellation policy is enforced regardless of the reason or emergency including concerns over the coronavirus.
- No refunds for early departures and No-shows will be charged the full price of the reservation.
Third-party bookings, such as Booking.com, Expedia, or Airbnb, are subject to the third party cancellation policies and fees. Any reservations made through third-party sites must be canceled or changed directly with the booking site. You are bound to the cancellation policies agreed to when you booked on their website. The cancellation policies on their website may differ from our standard cancellation policies. We cannot cancel a third-party reservation for you.
Temporary Modified COVID-19 Policy:
Cancellation policy is enforced regardless of the reason or emergency including concerns over the coronavirus.
*With a notice of 14 days (or more), the deposit will be refunded less a $50 processing fee OR you may opt for a cash voucher (good for 6 months) for the full amount of your deposit with NO processing fee charged.
*With a notice of 13 days to 8 days, the deposit will be refunded less a $50 processing fee.
*Cancellations made 7 days or less before your arrival date will result in the forfeiture of your deposit PLUS balance due. Changes to this reservation are the same as a cancellation.
*We will greet guests beginning at 4 PM by appointment. Please note: that we do NOT maintain a 24-hour check-in desk.
*Check-in requires an appointment at least 24 hours in advance.
*Appointments must be made by directly talking to the innkeeper (call 501-623-7576 to schedule an appointment). No E-mails.
*We make appointments for hour time frames (4:00 – 5:00, 5:00 – 6:00, etc).
*Please keep in mind that we will have made special arrangements to have someone here to check you in. If you arrive before or after your scheduled appointment nobody will be available to check you in, so please arrive during your scheduled appointment time.

*Both guests staying at the inn are required to register at check-in.
*Full payment for the entire room or room package is due upon arrival at check-in.
*Please note that upon arrival, guests may be required to show the credit card and/or ID which has been used to make the booking.
*Check out is any time before 11:00 a.m. (any stay past this time will result in additional charges at $50.00 for the first half-hour and increasing $50.00 every half hour thereafter.)
The rooms and the entire inn are smoke-free. Smoking is permitted outside only.
Smoking anywhere inside the inn or rooms will result in a $250 cleaning fee charged to your credit card and immediate expulsion from the inn with no refunds. There are designated outdoor smoking areas. Smoking inside the inn could be a violation of The Arkansas Clean Indoor Air Act.
This policy is strictly enforced with no 2nd chances.
In the rare event that a room or its contents are damaged due to guest negligence, we reserve the right to assess a cleaning or replacement charge equal to the fee needed to resolve the damage.
*Gift Certificates are payable in full at the time of booking and can be issued by e-mail.
*Gift Certificates are non-refundable and are transferable to a new beneficiary at a service charge of $50.00.
*Gift Certificates have an expiration date of approximately 365 days from the time it was issued. (Credit Vouchers are not the same as a gift certificate)
*Certificates can be extended pass expiration date at a rate of $1.00 per day. Must call before expiration and is payable in advance.
*No refunds or cash payments for unused portions of the certificate will be issued.
*To redeem a Gift Certificate, call well in advance to ensure availability and avoid disappointment. (we usually book up 6-8 weeks out.)
*Gift Certificates must be presented at check-in along with a valid ID.
*For dollar amount Gift Certificates ($150, $500, etc.) any remaining amount can be used at a later date up to the expiration date.
*Our cancellation policy also applies to Gift Certificates and Credit Vouchers.
*Each guest room is on the 2nd floor; (no elevator) has a private bathroom.
*FREE Parking! We have a well-lit, off-street parking area in the back of the Inn for our overnight guests. Because we are located on the downslope of West Mountain our driveway has a dip. For vehicles that are low to the ground – park on the street in front of the inn (we are not responsible for loss or damage to vehicles).
*Please note that all Special Requests are subject to availability and additional charges may apply.
*Sorry, no visiting pets, except service animals. (A service animal is an animal that is individually trained to do work or perform tasks for a person with a disability. Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA.) Click Here for more information.
*Products containing allergens (e.g. peanuts, fish, eggs, milk, soy, wheat, etc.) are used in this bed & breakfast and may come in contact with your food or drink. Potpourri, scented candles, and fresh flowers are used throughout this bed & breakfast.
*We will gladly ship any items left by our guests when they return is requested. There will be a minimal fee for postage and packaging. After thirty days, items left behind will be donated to charitable organizations or disposed of.
*This property is privately owned & operated and we reserve the right to refuse service to anyone.
